Rights & Duties of the Tenant

The Italian civil code outlines the exact duties and responsibilities of tenants, but in summary:

 

 

 

  • If damage is caused which compromises the rental potential of the property, the landlord is entitled to terminate the rental contract or request payment for repairs needed.

  • The tenant should maintain the flat with appropriate care and return it to the landlord in its original condition. They are also required to pay the rent as agreed in the contract.

  • The tenant is responsible for any damages that they, or a third party who they brought into the apartment, cause to the property.

  • Should the tenant need to repair a potentially dangerous problem in the property, they should inform the landlord and make the repairs immediately.

  • Should the property have no heating system initially, the landlord should provide the tenant with an independent heating system.

  • The tenant is entitled to compensation equivalent to thirty-six times the previous month's rent, if the landlord repossesses the rented property without a valid reason.
