The tenant is required to insure their accommodation. The relevant insurance is called 'Multirisques habitation' and is available in many varieties, all covering damages caused by theft, fire, and water as well as natural disasters. Prices for this insurance vary between €70 and €100 a year. The insurance premium increases every year, so you should look for cheaper insurances as the term draws to an end. The 'Multirisques habitation' always contains liability insurance against damages caused by the tenant, their children or pets.

This insurance covers damages to the property itself and also to the contents. However, items of great personal or material value might not be given sufficient cover. It is better to insure these separately. You should keep all bills and compile a list, if possible with photos, of all the items requiring separate insurance.

The landlord should also insure his property, because it will not always be covered by the tenant's or the co-owner's insurance. The standard insurance contract is the 'Propriétaire non occupant'. Prices for this insurance vary depending on the size and type of the property.
