The Cost of Renting Property in Germany

It is impossible to estimate exactly how much you will pay to rent a property in Germany. The price of a rented property will depend on many different aspects, such as its size and location. Typical factors which affect rental costs include:

  • location of property
  • type of property (apartment, house, housing association property)
  • service costs (gas, heating)
  • additional costs (internet connection, telephone line)
  • condition of property
  • furnishings
  • features (wood-burning stove, underground parking)
  • transport connections
  • proximity to amenities (supermarket, restaurants)

Rental prices tend to vary between cities and between areas in one city. Properties in former East Germany are often cheaper than equivalent properties in former West Germany, southern German rental costs tend to be more expensive than northern German costs, and city centre properties are usually more expensive than properties in the suburbs. Typically, you should also expect to pay more than average if you wish to rent a property in a big city, such as Hamburg or Munich, rather than a smaller town or village.

The average cost of rented accommodation in Germany is currently €5,81 per square metre per month. The average cost changes, depending on the exact location of the rental property:


  • Munich - €9,40 / m²
  • Cologne - €7,40 / m²
  • Stuttgart - €7,10 / m²
  • Hamburg - €6,90 / m²
  • Cottbus - €4,50 / m²

A fifty square metre apartment in Hamburg, will therefore cost an average of €345 basic rent. This is only the basic rent, which does not include any extra costs. Service costs work out on average at €150 a month, which takes the average rental cost of a 50m² in Hamburg to €495 a month. Naturally, rental prices are subject to change, and so you may pay slightly more or slightly less for your accommodation.
