Hi, is it possible to get a 100% mortgage & self certification mortgage combined? I don't have enough for a deposit, nor a steady income...

I think you'll find it difficult to get on the property ladder at the moment. Especially since the credit crisis, banks are trying not to make stupid decisions, and lending 100% of a property's asking price to someone without a steady income is a big risk! Did you mean that you don't have a steady income as in you're not on a steady contracted wage? Or did you mean that you don't always have an income..? If you aren't earning at all some months, lenders will be reluctant to get into deals with you. Most self cert mortgages require a deposit as well...

I would stay to the renting at the moment, better for you all round I would say if you don’t have a deposit or a steady income. A mortgage is a serious thing, and I doubt a lender would see you as a suitable customer especially in this climate!!!
